10 Tips for Selling your Home

In order to sell your home for top dollar, you need it to show it’s best!  I often ask clients to remember why they bought their home, was it a feeling or a look, a great
deal?  Many buyers are looking for the
exact same things when they walk in house!
Below are ideas & easy ways to prepare your home for sale. A house doesn’t need a major renovation, priced correctly for the neighborhood & condition, a good cleaning & paint can go a long way!
  • Cleaning the outside is just as important as cleaning the inside.  You’ve heard of curb appeal, but did you know many buyers make a snap judgment about your home before they even get out of their car, make them want to see more!  Clean clutter & debris, paint railings, mulch flower beds & plant
    flowers.
  • Consider power washing the exterior & roof.  Stains on the roof & siding make your home less appealing. 
  • Clear the clutter.  Clutter makes your home look messy &
    smaller.
      You want it to look as clean & big as possible.  Clutter in drawers & closets count too.  Don’t give prospective buyers the idea that your home isn’t big or have enough a
    space.
     
  • Clear out furniture & small appliances.  You can pay for someone to stage your home but by removing furniture you can often create a nice atmosphere yourself.  There should be a clear path through the room & never block focal points like fireplaces-these are a bonus for many buyers!
  • Consider if you need paint-if the walls are scuffed or the paint is bright or otherwise to your taste, a fresh coat of paint can go a long way. 
  •  Make sure there is plenty of light!  There should be plenty of lamps & clean your windows-we want the blinds up & curtains open!
  • Check baseboards & baseboard heating, doors & trim-they may need a quick coat of paint to look their best as well. 
  • Clean. You should do a deep cleaning of your home before you put it on the market.  If people think your house is
    dirty, they think you’re not keeping up more than just house work.
     
  • De-personalize.  I don’t think you need to take every single
    picture of you family off the walls, but you don’t want people distracted by pictures & personal items that won’t be staying with the house.
     
  • Be ready for a showing at any time.  You need to clean up the dishes, load the dishwasher, etc every night before bed…if you try to get everything ready in case, you’ll be prepared to let someone come in at all times!
