Swarthmore, PA

Our team member Jess Mudrick was recently featured in a Q&A on Phillymag.com about the town of Swarthmore!  You can see Jess’ responses HERE and continue reading below to see all of her answers about this beautiful town!

-What’s the food scene like? Are there many restaurants? Is there a town favorite?  My husband Swarthmore is a small town but there are plenty of options for food, from the local food coop to the local coffee shop, there is something for everyone . The local pizza joint, Renato’s has been a favorite for my family for years. My husband grew up in Swarthmore, eating at Renato with friends & now enjoys taking our children to his childhood hangout.

-What kinds of community events are there? Are they more adult oriented or for children?  There are a wide variety of community events one of my favorites is fun for the whole family, the Food truckathon at the Swarthmore Coop.  The Swarthmore Coop also plays host to a number of BBQ’s and quizzo once a month.  Annually, Swarthmore hosts a charity fun fair, 4th of July parade & New Years Day 5k, just to name a few. The Swarthmore Community Center is located on Harvard Avenue in the Borough & is committed to helping the community through a variety of programs for individuals of all ages from infant playgroups to senior bridge, there is something for everyone.

-What’s nearby? Are there neighboring towns where there are great perks? Swarthmore has a great location for easy access to Philadelphia, Wilmington & Jersey Shore points.  Downtown Media is nearby for a convenient dinner out & more family fun activities.  Wallingford is the neighboring town with multiple soccer & baseball fields, parks & the local middle & high school.

-What kinds and styles of homes should potential buyers expect?  There are many styles of homes represented in Swarthmore.  You can find anything from a small condo to large historic Victorian home with loaded with charm, there is a house for everyone in Swarthmore.

Renting your house for the Papal Visit

By now everyone knows that the Pope is coming to Philly in September & if you don’t the dates are the 26th &27th…it’s on the news everyday & the influx of people coming to see him is putting a real crunch on the “City of Brotherly Love.”  Those of us that live here need to know that there will likely be very real traffic delays.

Septa has announced the lines that will run into the city & not every stop will be running.  If you plan on traveling to Center City on Saturday or Sunday (For the mass) keep the following info in mind. You MUST get passes in advance, online sales only. You will only be able to board at specific stations. Parking will be nearly non-existent, please carpool or get dropped off at the stations. Security to enter the trains will be at a nearly airport levels, please plan on long lines and delays. Click HERE for more details about the Septa services.

Additionally we’ve had a number of people ask about how they can rent their homes & head to the shore during this crazy time. Sounds great & not to hard with sites like VRBO, it shouldn’t be too hard to get your home out there.  There are factors that need to be considered before you rent your home.

  • First of all, you’ll want to remove & store anything valuable or sentimental, don’t take the chance something important will be lost or stolen.
  • Second you’ll need to check with your homeowners insurance to see if your current policy will cover a week rental.  This is an important step you’ll need to take to ensure your policy continues to cover you.
  • Third hire a cleaning service before & after the visit.
  • Fourth consider adding a lock box to your door so you can leave a key & be “down the shore” before the estimated 1.5 million people descend upon the city.
  • Last but no least, figure out where you’d like to advertise you home & get great pictures.  Let the prospective tenants know that you’re X miles from the train station & what dining options are nearby.

Don’t forget to get all the details in writing, we recommend requiring  certified checks for deposits or rent & for additional information about the visit, check out the links below.

Why Every Listing Should Be Professional Staged

SanDiegoHomeStaging

Top agents know that home staging is a vital part of any successful sale. Only 1 out of every 10 home buyers are actually able to see the potential of a property. It’s extremely difficult for most people to get a real feel for size & scale of a room and to see past other people’s possessions. A professional home stager will accent the home’s assets and camouflage its flaws by depersonalizing, de-cluttering, adding focal points, rearranging existing furniture to create intimate & inviting seating areas, and accessorizing to create emotional connections for buyers.

Most professional home stagers will start by working with what the homeowner has on hand (existing furniture, accessories, lighting fixtures, etc). Stagers keep their own inventory of home accessories and partner with furniture rental companies that they can call on if needed. Whether you decide to use a professional home stager for a one-time consult or give them the task of furnishing and decorating an entire home, most stagers will work with you to fit your needs, timing, and budget so that you can sell your home faster and at a higher dollar value!

Below are the “Top Ten Reasons You Should Professional Stage Your Home” taken from the Home Staging Resource, the first and one of the only accredited staging and redesign training programs by the Real Estate Staging Association (RESA).

TOP TEN REASONS YOU SHOULD PROFESSIONALLY STAGE YOUR HOME

1. You Will Make A Lot More Money

According to a 2014 Zillow Survey of Real Estate Agents, hiring a professional home stager is the second BEST investment a home seller can make in the process of selling their home.

2. Your House Will Sell Faster Which = More Money and Less Headache & Stress

A National Association of Realtors survey found that the longer a home stays on the market, the further below list price it drops. Homes that sold in the first 4 weeks averaged 1% more than the list price; 4 to 12 weeks averaged 5% less; 13 to 24 weeks averaged 6.4% less than list price; and 24 weeks averaged more than 10% less than list price.

3. The Cost of Staging Doesn’t Cost A Dime

In a Home Gain Survey of over 2,000 Realtors, it was discovered that the aspects of home staging typically provided a 399% return on investment!

4. Most Home Sellers Cannot View Their House Objectively

If you can’t see objectively, you can’t “package” effectively. Have a staging professional get your home into its most advantageous condition for showing.

5. Your Online Photos Will Stand Our Among The Competition

According to a NAR profile of buyers, over 95% of buyers are searching for homes online first before deciding to visit. Give buyers a reason to drive to your home by having multiple photos of beautifully staged rooms that will stand out among the competition!

6. Only 10% of Homebuyers Can Visualize the Potential of a Home

That’s why staging a home is critical! You don’t want the advantages of your home overlooked and left up to the buyer’s imagination.

7. The Longer Your Home is on the Market, the Lower the Price Will Be, so STAGE FIRST!

According to a National Association of Realtors survey, homes that sold after 4 weeks on the market sold for 6% less than ones within the first 4 weeks. Don’t be in a position where you hae to lower your price…have your house staged!

8.The Money You Make on the Sale of Your Home May Be Tax Free and the Money You Spend On Staging Could be Deductible

Take advantage of a possible tax-free capital gain by getting every dollar possible while getting a possible tax deduction for spending on staging services to improve and sell your home! (*States may vary, so please consult your accountant)

9. Leaving Your House In “As Is” Condition Will Only Help Sell The Competition

Competition can be stiff and buyers have very high expectations, as well as choices. Successful agents know that the key to competing is professional staging because it creates compelling online presentations, drives buyer traffic to the home, and turns prospects into buyers.

10. YOU CAN RELAX

You will have the satisfaction of knowing you have done absolutely everything possible to affect a quick sale of your most valuable commodity and for top dollar. Don’t leave money on the table!

A Picture is Worth…

We’ve all heard the saying, “Location, location, location,”  but in the digital age of home buying, we should consider changing it to, “Location, location, Professional Photographs.” According to Realtor.com (2014 Profile of buyers), 92% of home buyers use the internet at some point in their home search.  It is important that your information is accurate & represents your home in it’s best light.  In the examples below, the first picture of each room, were taken with a cell phone & actually look pretty good…until you see the next picture taken by a professional photographer.  The professional pictures show twice the amount of space in the room, are brighter and make the house look better.

Your home is likely your biggest investment, make sure it looks it’s best!
